Project Information

2-10 Cobb Street was a façade retention and basement scheme located in the Wentworth Street Conservation Area in London’s Spitalfields. The conservation area had a close association with the clothing industry or “rag trade” which still endures today and can be seen in the Petticoat Lane and Wentworth Street markets and shops selling cloth and fashion items.

The existing three-story building at 2-10 Cobb Street was derelict. The redevelopment scheme was designed to incorporate the front elevations of the existing buildings to preserve the overall character of the Westworth Conservation Area and to provide 7 energy efficient apartments and 4730 sq ft of new commercial space.

Demolition and façade retention works were undertaken in advance of our works. We were appointed to construct a single-story reinforced concrete basement using the top-down method.

Basement Works

The basement works involved the nominal reduction of levels across the site, the installation of a contiguous piled perimeter wall and installation of temporary steel columns in the permanent piles. Reinforced concrete construction included the basement slab, basement walls and the ground floor slab. The superstructure consisted of a steel frame with composite slabs, which were constructed simultaneously with the construction of the basement.

Restricted Access Piling

Access was extremely restricted by the retained façade. We were able to part dismantle our 13 tonne Klemm 709 piling rig so that it could pass through a 3m by 2.4m opening in the façade and subsequently be reassembled on site.  A case and auger piling method was used for the perimeter wall piles and the bearing piles.

Programme efficiency

Early design and programme coordination allowed the scheme to be developed to use the permanent bearing piles in the temporary condition to support the ground floor slab, steel frame and composite slabs above; this achieved a significant programme advantage.

Archaeological findings

Excavation was undertaken with archaeologists in attendance, and some significant findings were made, the first of their kind north of the ancient “Great Road”
