Crown House

Barking Town Centre

Project Information

Crown House is a 17-storey mixed-use development adjacent to a Grade II listed tabernacle church. The site forms part of a regeneration scheme being delivered by Be First under a construction framework for Barking Town Centre. The redevelopment of the site will provide much needed social housing, as well as commercial space and community facilities.

Challenging ground conditions

The strata proved challenging with sub-artesian water pressures at a depth of 21.0m and a band of limestone (ranging between 0.8m-2.0m in thickness) which existed directly below the sub-artesian water. Modified drilling techniques were successfully employed using our Soilmec SR-95 piling rig fitted with air injection. This minimized the augers and eased the boring process.

Tower Crane Piles

Pile reinforcement extended to 24m below ground level for tower crane piles.

Mix Design

Careful consideration of concrete specification and mix design was required to facilitate the installation of cages of up to 16m in length and central bars up to 24.3m in length. We were able to successfully install all cages to their scheduled design levels without the use of cage vibrators which helped to reduce congestion on site.

Programme Efficiency

GSS was commended by the client for its efficient and execution of works which were completed on time and to budget.
